How do I list my Inn?
It's really simple. Go the navigation menu and click on "Sell Your Inn". Then click on "Create Owner Login". At this point, you will be provided an overview of the Bronze, Silver, and Gold Levels. Select which level you would prefer to use and hit select. At this point, you will be asked for credit card information. After this has been entered, you can start creating your listing.
Is this website for brokers only, or can I sell my own Inn?
This website is available for both brokers and individuals who would like to sell their own Inns.
How much does it cost?
Three different levels are available, each with different features and pricing. To view pricing, visit the Features and Rates page which is always available from the "Sell Your Inn" link on the navigation menu. This page will display current rates for each of the levels.
I don't know how to price my property?
This is a very good question. Pricing should be based upon the business value of your Inn. We suggest that you utilize a professional to analyze the true business value of your Inn.
Do I need a broker to sell my Inn?
This is a very personal decision. First and foremost, you need to establish a realistic value for your Inn. Then you have to analyze options which fit your needs. Is there an experienced inn broker in your area? If yes, consider their services. If you really want to sell it yourself, you must be prepared to provide a professional package for people that inquire on your Inn. Then you should be ready to qualify inquiries to make sure that they are serious buyers, with cash in hand. The internet is making it easier for owners to sell their own properties, but if you do, use some sort of professional guidance to get you started on the correct track.
Can I track my leads?
Yes, at the Gold Level. The Gold Level provides you with an overall list of who inquired, the date they inquired, telephone number, e-mail address, and a copy of the e-mail. No longer will you have to worry about losing a lead.
What is the difference in the levels offered?
The three levels of service are Bronze, Silver, and Gold. They vary in features and pricing. For a complete breakout of the features, proceed to the navigation menu and select "Sell Your Inn". Then select "Features and Rates". A complete summary is available for your use.
My Inn isn't showing up on the Compare page?
The Compare feature is for Silver and Gold Levels only. If you are currently a Bronze Level, this feature is not available for your use. Next to the Inn's name, it indicates whether your listing is currently Gold, Silver, or Bronze Level. If you would like your Inn to show up in the compare feature, you can upgrade your listing here
Do I have to wait until my term expires before I can upgrade to another level?
No, you can choose to upgrade at any time. However, credits are not provided to compensate for time not utilized at the previous level.
Can I list multiple properties?
Yes. The owners' administrative section of this website allows the ability to manage multiple properties.
Can you write verbiage for me for my listing?
Yes. If you do not have the time or desire to write your own verbiage, we can be of assistance. Certain levels may receive this service at no fee.
How do I know when my listing is ready to expire?
We will automatically send you an e-mail advising that your listing is about to expire. You can then choose to renew or let it expire.
Why should I use a video link?
This is cutting edge technology and it truly provides buyers with a better view of your property.
Why should I have an offering report generated for my Inn?
If you choose to sell your own Inn, it is very important to present a professional response to inquiries. You only have one time to make a first impression. Your offering report should be profession, well written, contain photos, and be comprehensive. We are happy to be of assistance.
How do I know if I have received all of my inquiries?
Spam filters vary from company to company, but you can never be 100% if you have received your inquiries. With our website, you have the ability to access a complete listing of all inquiries on your Inn.
What is the "Quantum Valued" stamp?
The Quantum Valued stamp indicates that this Inn's value has been determined by the Valuation process provided by our parent company. This is an in-depth valuation of the business and assists the Inn owner in establishing a price for their Inn in the market.
What additional benefits do I receive when I list my Inn on your website?
